With the housing downturn in full swing, it’s interesting how many housing developments have slowed to a near stop or stalled completely. I’ve begun mapping out some of these fallow construction sites in the areas that I frequent (north King / south Snohomish), and I thought it would be interesting to open the process up and make it a group project.
Below you will find the map that I have started. If you’d like to contribute some stalled residential construction sites (SFH or condo) in your area, just sign into your Google account then head to this link, click “Edit” on the left side of the page, and begin adding your markers.
At present, the map is open for anyone with a Google account to edit freely. I only ask that you not modify existing points added by others and that you follow roughly the same format that I have used on the starting points, which includes location, size (# of units), builder, status, and if possible, a picture.
If we all work together, I think we can create something that will be pretty interesting.

I added the two Ballard projects that went from unique locally owned businesses running cool community hangouts to ugly eyesores (a.k.a. the old Ballard Denny’s and Sunset Bowl sites).
…”Giant Hole at Greenlake”… too funny. That hole has been there for going on two years now…
I don’t have a Google acct. , but there’s a development in Normandy Park, Josephine Parc, that has stalled after the 1st phase. I don’ think they have sold a house and recent relistings state financial troubles for the builder. I spoke to him a month or so ago and he definitely was open to offers, even on his car.

Whoa. WHAT is going on around Bothell? Does the map look that way because The Tim is up in that area more or because of serious construction slowdowns?
I’m mostly in Edmonds where vacant land is rare. I’m seeing the new homes go up slower than during the bubble. The builders are taking forEver to lay the foundation, they stall and then they take forever to frame, etc.

I live right next to the 35th Ave Dustpit in Bothell off of 228th. I get the idea of the topic although this builder only builds a home or two at a time and waits for them to sell. I don’t know why it is called a dust pit since the neighborhood looks pretty nice and there aren’t too many lots (compared to some of the other builders I have seen).
Does Alex in Belltown (1st and Bell) count as stalled? There is still a banner in front with the prescient statement “Opening Fall of 2008″. I think I saw someone walking through the “open” building, but maybe it was a crack dealer?
I want my sidewalk back, Alex! You’ve had it long enough…

“Terraview” on Avalon Way, W Seattle. Concrete/rebar in place. No progress in 6 months. Supposed to be 4 townhouses.
Not sure if this counts, but there’s a sign for a high rise residential on corner of boylston and Spring (first hill) for “the Boylston” (now with graffitti) – you can see it on streetview
On another note, anyone interested in a “shadow inventory” list? This could include those houses taken off the market, but seemingly never sold. I know of several. ?Maybe a good forum item

Project on 15th W north of Dravus, Looks like there has been no activity in months.
W Galer project near 3rd to 4thW. Still working looks very slow.
HWY 99 near Green Lake. Site of the old Tee Pees. No work for months.
Harbor Crossings in Gig Harbor, Very slow and minimally built out, looks like no new const. as of a couple months ago.
Next to Harbor Crossings by Quadrant has stopped construction many empty lots.
Does the Domaine condo project on the north end of the Aurora Bridge count (next to Canlis?) There are now advertisements for Domaine View Apartments.

No, the Domaine was finished and then sold at a DOT sale. It is now an apartment building, we toured the overpriced apartments a few ago.
I would add the Steve Jensen lots up in Auburn’s Lakeland Hills…but I’m not entirely sure if he bought all of the lots that are sitting empty right now. All I know is that they bulldozed a lot of trees for the houses he sold early on near the top of the bubble. Sucks to be those buyers right now!

I wonder why those condos aren’t selling like hotcakes?
When I was up in Bothell last August there was a particularly dramatic abandoned townhome(?) development on 39th ave SE south of 240th and north of 243rd pl on the east side of the road. The units ranged from foundations on the north end to nearly finished units on the south. Were these ever finished? I haven’t seen any listed on RedFin.
