    It depends.

    If your street is dead quiet, corner lot for sure. If you have even a tiny bit of traffic, corner lots can be bad. A car passing at speed is much more quiet than a car accelerating from a stop or near stop, especially with all the fart-can exhaust systems that seem to be permeating our society today.

    I’d live on a promontory of land several miles from through traffic on a couple acres overlooking the Puget Sound with a row of 30 ft tall Douglas Fir trimmed into a mammoth hedge with a 50 car parking lot with engineered drain system and a half acre of well manicured and irrigated garden separating my house for the road…. so that the only sounds I ever hear are eagles soaring overhead or the far away sound of music playing at an outdoor concert at the public park across the harbor. In a place like that it wouldn’t matter if you were on a corner lot or mid-block lot…. the sh!t would just be awesome…… that’s my dream …. I hope to learn how to make that happen someday by tuning in to SeattleBubble.com

    Right but then you’d have a hell of a commute Corndogs. I’ll bet in your fantasy you are independently wealthy. It’s a great dream. Go for it. I agree w/wreckingbull about traffic noise. If your house is on or near a stop sign, the constant noise of cars accelerating is not something starry-eyed homebuyers in multiple offer situations are thinking about but you will be thinking about it for thousands of hours after you move in….even if it’s not on an arterial/busy street.

    RE: Jillayne Schlicke @ 3 – You’re right, it’s a pipe dream (more accurately, a skull shaped bong dream). But, I’ve been listening to Mr Losh speak on here a lot lately and things are starting to make a lot of sense to me (only when I’m stoned). I’m starting to see now how almost anything trending on Google News can be related to the local real estate market (once I hot-knife a stack of homegrown). I’m starting to have a lot more confidence in myself (smoking the good stuff, less paranoia). I feel like I’m starting to see the world through rose colored glasses now (blood shot eyes). I too hope to make some Mexican friends (drug dealers) and teach them about finances (money laundering). I mean what better usage could there be of a mans time (prison sentence)…

    Let me help you out here, because like others, you seem to be fascinated with me.

    My original intention was to retire in Southern Spain. Our children were born in Barcelona, and I shopped there for condos in the late 1990s. The Real Estate market went frigging nuts there. Places I looked at for $60K were selling for $200K in 2008, unemployment is a solid 25%. My over all goal was to spend more time in Morocco. I like it there.

    Well, none of my original plans look very good right now.

    A second choice was Peru. The Real Estate market there has increased three fold since 2000.

    Which brings me back to central Mexico.

    So where do you think the safest bet is? Everything has changed so much in the past ten years. Our children are almost grown, we have family here, but the weather isn’t what I like.

    What would you do. if you were me?

    RE: David Losh @ 5 – Move to Stockton, there’s zero inventory and prices are only up 10% so far, median prices $88/sq ft.. you can get a very inexpensive house, live among Spanish speaking people who need your help, you’ll be closer to Mexico so you can visit and the weathers nice. If you want to make a difference with Spanish people there’s your chance.

    Stockton seems expensive at $88 per square foot.

    What we just discussed the other day was taking a long term lease on a place in central Mexico. It is between the United States, and Peru.

    Spanish speaking people don’t really need my help, they need equal opportunity, and the rights to the country they occupied for thousands of years before Europeans showed up.

    It’s their country, and we are visitors.

    Losh, in case you’ve forgotten, Spanish people are FROM Europe. but at any rate, Mexicans have their own country that looks exactly like California and Texas did before Europeans arrived, and they are living exactly the same way they did then, so it looks like they’re good to go, don’t you think..

    Hmm. I never gave that any thought, but my house is on a corner lot. It’s set back from the street and neither street gets much traffic, so road noise isn’t a concern. The house was built in 1940, apparently by hillbillies. Getting good light was not their concern, so it’s not especially bright. But the backyard veggie garden gets absolutely amazing light. I grow things that generally don’t grow well in Seattle, and it’s not my green thumb, it’s the great light it gets.

    Corndogs – why does Texas take so much from the Gov if they are so independent? 11th in the nation…pretty impressive. I wonder if they use all that money to prop up their housing values?

    Based on your comments on this website, you don’t think like a conservative at all. If you are a conservative it is because it suits you as a business owner or all your family is. Republicans are formalists and follow the a set moral code they were give. Liberals are utilitarians and do what minimizes pain and maximizes happiness.
    Here is a summary I found:

    “When asked if happiness is the standard by which morality is measured, there are two opposing views: the formalist view, which states that to act morally is to act upon one’s principals, and the views of utilitarianism, which believes that a moral act is one which allows the maximum amount of happiness.”

    You seem to be the latter.

    Generally speaking, preference for a corner position vs middle of the block is highest in attached housing, or housing where the side setbacks are minimal. The choice becomes only one neighbor, or sandwiched in between two other homes for lower utility bills. “End Unit” is often noted as a selling feature in marketing attached housing.

    On the opposite extreme, in mature neighborhoods with large lots and side setbacks of more than 5 feet per house, people tend to view the corner lot as more maintenance as to edging the grass around the corner and no neighbor to share the cost of the fence on the corner side. In neighborhoods where the old 3 foot side setbacks per house are grandfathered, the corner becomes a desirable feature.

    There is more aversion to the “T house” in the middle of the block where a road dead ends at its front door, than to a corner position. Corners are most desirable when the space between each front door is shorter. When you can barely see or hear the comings and goings of the next door neighbors, the corner lot becomes a weakness vs a selling point.

    I have learned the most valuable things “off topic.” I think your suggestion is a terrible idea. I come on here because there are a bunch of people that know a lot more about real estate than me. I want to learn those things from them. Staying on topic doesn’t achieve that.
    Here’s a hint….
    Skip my posts cause I don’t know much about real estate. Read everything the Tim says cause he tries to be careful not to say anything incorrect. Read Ardell and Ray Pepper closely too, they know a lot. Skim Losh ,Ira, and Corndogs cause they have a good understanding of real estate and how to make money at it. Skip the rest unless they get a lot of thumbs up.
