Auction in Woodinville (tomorrow night)

House sold for $550k in 1999, current auction price is $525k. House currently zillows for $900k. I'm mildly curious to see what this house will go for, and of the mechanics of the auction process: What's the format, who many people will actually bid, is it staged?

This auction seems to be run by the home owner. I doubt if the auction will be binding on either party (i.e., the owner will not sell if the highest bid does not match his expected price).
