As for the data, I hate to pick on Tytler because I do like reading his contributions to this site. However, I am astounded that he would make this point. If any kind of historical or fundamental analysis is useless, why in the heck do I need a real estate agent? I bet my gut has as many nerve endings as his.

Any journalist / authority / official / business leader who has any kind of credibility amongst the readership in the MSM know that they have varying ability to influence market psychology and public opinion. An extreme example of this is how a short statement from Alan Greenspan can result in drastic changes in the stock market.

As Mr. Tytler has a soapbox and is an owner of a mortgage company it is natural for him to put the most positive spin that he can on the current state of the real estate market. It is in his own best interest to do so. It is naïve to believe that he would do otherwise.

Yes, it would be naive. Which leads to my next point. Tim, you've got a small soap box. You should use it and your gut to figure out what public opinion will help you the most. Then let the world know what your gut has told you.

Unless it tells you it's hungry. I don't really want to hear about that.
