I don't think this is so surprising. It reflects how much pendings were down in December. I am surprised that Ardell is surprised. where does she think all these closings are going to come from? isn't she sposta know this kind of stuff
It looks like Pendings for January will be on par with, or slightly higher than last year. That is the real story hear, IMO. Absorption will be back up around 20-25%.

Ubersalad, my information is a bit dated, but a couple of years ago when I was dealing with rentals I was really surprised how many people were moving here from out of state with jobs from those big companies you discount. At that time rental rates were going up nicely (if you were a landlord), in part from that and in part from condo conversions.
But in any case, my main point remains. Unemployment figures are just about irrelevant when you're dealing with demand for real estate. If the unemployment number goes up it doesn't mean less demand and might mean more demand. If the number goes down it doesn't mean things will be good. You really need to look at the number of jobs and how that's changing.

Actually, the number of jobs is irrelevant when it comes to real estate prices. To wit:
yep, it's all about job creation.

The post was in reference to job loss and its relations to RE depreciation. Job loss has everything to do with RE demand.

Condescension tends to turn people off.
Go ahead and tell us how fat your commissions still are, it's easy to see that you are already stinging from the market downturn. I think you should have saved more for that proverbial rainy day.
