Are NODs for Snohomish County available online?

Does anyone know where to find Notices of Default for Snohomish County?

I've been watching a long-term short sale for a NOD on the official public records site of the county (http://198.238.192.100/search.asp?cabinet=opr) but noticed recently that for all of the last two years there are only 5 NODs recorded there. There are hundreds of Notices of Trustees Sale, so I have to assume the NODs which proceed them are not normally entered into this system.

Anyone know of an online source for this information?

Good question. I've found the same thing. Lots of properties with NTS but very few NOD. There are properties where I've read the notices posted on the door but there's nothing on record with the county for them.

Lenders don't usually file NOD's.

Since the county doesn't provide a way to pull Trustee Sales from their records, I have done it manually. The graphs for Notice of Trustee Sales and Trustee Deeds for Snohomish County can be found here:

Hi brad,

In WA State, the Notice of Default is not a public records event.

The Notice of Trustee Sale IS a matter of public record and you should be able to do your searches based on this document.

Julie what do you make of the big jump up in NTS and TD's in Sno co for January. Wow.

Love that graph. May I have permission to use it for tomorrow's class in Bothell?

Jillayne,

The jump was due to the break during the holidays. November and December were way down. January was catch up month. I'll have Febuary stats tomorrow.

Yes you can use my graphs anytime, no need to ask. I'll see you tomorrow.

Excellent. Thank you, Julie. DId you see this article on Housing Wire this morning about HAMP? I'm such a visual person. I like their graph. The stats are visually startling.
