Let's revisit the Cosmopolitan again.
here is the 30th floor unit for $3350

Man carrying costs on those units must be a bitch. Even a 2-year option ARM at 4% is gonna run upwards of $3000 a month (plus HOA, taxes, ...). I'll have to go check out an open house and see if I can get a vibe for the place.

do I read this right--fully 63 (out of 200?) units on/still on the market?
Cheapest $/sq ft seems to be well north of $500.

Per my search on the Cosmopolitan today I found that there were 61 units for sale either on the MLS or FSBO. 4 of those units were also listed for rent. There were 20 units also listed for rent that are not listed for sale. So currently there are 81 empties. So much for their 20% investor cap. Not to mention, my tally doesn't include units that have already been sold or rented so far this year.
The person who runs the cosmoseattle blog asked if he could interview me for a Cosmo exclusive. We spoke on the phone and he was quite protective of his anonymity even in our conversation. Of course I was nervous as I didn't know who he was but a little research revealed who he is. I have no intention of "outing" him yet I wonder what his true motives were for the "interview". His claim was that it was because I was a "celebrity" in the Urban Blogosphere and wanted to do a CosmoSeattle "exclusive".
Celebrity? Give me a F'ing break. Most people seem to think I'm a troll.
