Listing Price History?

Postby Zooey » Mon Apr 21, 2008 7:29 pm

There is a house for sale around the block. I walk my dogs past it regularly. It is a weirdly-shaped place with a chainlink fence and a gigantic asphalt "RV parking pad", but it has four bedrooms and a large lot. I am certain that it was first listed for sale last fall with a price which began with a five, because I remember actually laughing when I looked at the house and tried to guess and then I read the flyer. I'm pretty sure it was originally 550. Today, I spent some time perusing the Redfin listings and I noticed that the "listing history" for this house only goes back to when they were asking 490. Presently loudly proclaiming a "60K Reduction!!!" to 430. It also only says that the house has been for sale for "more than 45 days".

Can sellers or agents somehow finagle the system so that a house that has been on the market for at least six months and already has had the price reduced by 120K only shows "more than 45 days" and a reduction of 60k?

Zooey,
Maybe they took it off the market for a while? That way they're not cumulative days on the market, and since it's a "new" listing after it's been off the market, it's a new price...
But the NWMLS gives a price history, so feel free to post the MLS# or address?, and I'll look it up and confirm what you already know like he actual starting price and date.
