I think this thread is going to become very long in the next few months. Every successful sale over the next year or so will likely involve a lender on the seller's side. Short sales, foreclosures, and REOs will set the market price and "normal" sellers will be unable to compete.
One way or the other, the market will find a bottom. It will be grinding, painful, and slow; but it is necessary.
