NWMLS vs. HousingTracker.net
Can anyone explain the discrepancy between the NWMLS numbers and the HousingTracker.net numbers? For example, according to the April 2007 NWMLS, the Median Closed Price was up 11%. However, according to HousingTracker.net, the Median Price for Seattle is up only 2.6% over the last 12 months.
I understand they use slightly different data sets, but I would have expected the numbers to be much closer.

It seems that the mix of homes sold vs those offered for sale has changed since last year. From March to June 2006 the increase in asking prices on Housingtracker mirrored the increase in closed sale prices.
This year there seems to be no correlation whatsoever. Since HT's methodology hasn't changed, it would appear that the houses that are selling are significantly different from the average house listed for sale.
