Something uber fishy is going on with that house. Poor Tugade is getting screwed with subprime then somehow the house was signed over to some guy who works for Tristar Financial that is now defunct and then the house was quit claim back.
Major mess and something fishy has to be going on for this house to sell at $859,000.

1) It is opposite the townhouse development within Sahalee, which means that for a neighborhood like Sahalee (that's quiet and private) you're probably going to get extra noise/parking than other houses in the same neighborhood. Not a huge problem, IMO.
2) There is no privacy, especially in the master bedroom which is on the main floor and at the front of the house. The small windows it *does* have look right out onto the street and/or the neighbors. Can't remember exactly which, but I remember thinking "no way".
3) The neighbors on one side have some kind of a pool in the back yard, and a MASSIVE flood light. Plus, there was a huge pickup truck parked outside. Call me biased, but I had immediate images of screaming children, loud pool parties, and light beaming through my windows at 2am.
4) The back yard is up against the outer side of Sahalee which means that it backs up to a much denser community, and isn't on the side of the golf course.
Basically, the whole point of the neighborhood is that it's quiet, serene, and private. This house has none of those attributes. The inside of the house is really nice, though, I have to say... And the little chocolate mint things they had out were delicious too.
Given all the problems, I still agree with others that the house would have possibly sold in Spring at 500K.
