This house would be sold quite easily during the bubble years at its current offering. I don't know if this is necessary flop, due to its last sold date.

Pretty clear that this was a subdivide. they must have owned the land for the three houses on the odd shaped lots next door. Must have been at least an acre lot.

And at that price, the seller is thinking ~$200 a square foot for the land. Buyers of old homes in Medina aren't thinking about the house. Almost all of them are torn down.
  • Fer shur, that house in Medina is a tearer-downer, not a fixer-upper!

The picture says it all--what doesn't belong (in Medina)?

It wasn't, at least not in 1989. The 1989 transfer isn't in KC's records. The lot to the right changed hands in 1987. The 3 odd shaped lots have divergent histories, but one of them (the lower left) changed hands in 1984. None of the names match.

I think this is just a really delusional seller, or possibly fraudulent.

    Good catch

I doubt it is fraud - wasn't really a problem in 1989 -and besides, how could it be fraud if they didn't default? . More likely there is a data problem. Zillow shows the same property was last sold in 1990 for $85k

Delusional is a definite possibility - but Medina dirt is still going for a pretty penny to the "I'm so rich I don't need a mortgage" set

I think that exchange of price in 2006 is probably due to warranty deed in relation to the construction loan used to build the house. After it was built, the house was then quickly sold to a new owner at 3.9 million. These engines don't interpret some of the data well.

    http://www.redfin.com/WA/Fall-City/7319 ... ome/465829

Purchased in July 2007 for 940k.
Claims they put 50k into renovations.
Listed in July 2008 for 1,035k
Now down to 799k, after several dramatic drops.

They must be rather desperate to unload this one....

This is pretty damn expensive, and easily 200k overpriced. The firmed I used to work for bought a similar size land right on Lake Washington Blvd with view of the lake in old Bellevue for 650k back in 2004-5.

Now if only more sellers knew to cut prices like this one! It actually looks like a market price.

725k at Glendale...I still think that's too high.

Not to me, for 0.9 flat acres in the heart of Bellevue. Maybe the CC&Rs won't let it be subdivided though.
  • Agree, nearly an acre in the belly of Bellevue is surely worth $700k. If it's dividable, it's got to be worth $800k without any buildings on it (assuming each 10,000 sq ft lot is worth $200k).
  • Oh I missed the lot size. All I saw was the crappy house.

Ps, where exactly is the "heart of Bellevue"...?

    Probably anything between I90 and 520. It's a big heart. :D

Although, closer to 405 also makes a location "heartier".
  • Although, closer to 405 also makes a location "heartier".

But not too close. That just makes it loud.

I had a friend that lived right by both 90 (literally right across the street) and 405 (just about 2 streets away) and claimed that noise wasn't a problem. Maybe if you never open a door or window...

You failed to mention that your friend toured the country in an arena rock band in 1963-1967. He refused to use ear plugs, as it "ruined the ambiance". In 1967, he was forced to suspend his tour as he was drafted for the war. He spent two tours he did in Nam as an artillery gunner.

And no, the noise on the corner of 405 & 90 was not a problem for him.
  • You failed to mention that your friend toured ...

    Or alternatively:

I hear that all the time too...

...from people selling a house nexy to 405!

Apparently, they didn't get the memo about a housing bubble. They keep raising the price.

Don't houses appreciate about $5k-$10k a month? If it doesn't sell in 100 days, that just means that you're trying to sell it too cheap.

I guess that this is a builder's listing -- they are probably using just one listing to advertise multiple homes?
