I am wondering when it would be best to list my townhouse. Its in greenwood area and I can't decide if I should list it now or wait till peak season March-May. What would you do?
With the lack of supply and consistent demand for homes, the best time is whenever you are ready. In the past 30 days Greenwood had 11 homes sold with an average of 16 days on the market, though really it's more like a week (two homes sat for a while, 55 & 77 days, skewing the average).
While I'm not a Seattle agent, but a realtor on Bainbridge Island, listing now should save you from increased competition in peak season. Though if the comparables are not near the price you are looking for, then waiting might help.
Of course, this is just a simple answer to your simple question of now or later. Other factors such as family, lifestyle, relocation, and other needs also play a role in answering the 'when to list' question. Best!
