{"id":1396,"date":"2008-01-11T10:17:34","date_gmt":"2008-01-11T18:17:34","guid":{"rendered":"http:\/\/seattlebubble.com\/blog\/2008\/01\/11\/portland-worst-seattle-first\/"},"modified":"2008-01-29T09:47:23","modified_gmt":"2008-01-29T17:47:23","slug":"portland-worst-seattle-first","status":"publish","type":"post","link":"https:\/\/seattlebubble.com\/blog\/2008\/01\/11\/portland-worst-seattle-first\/","title":{"rendered":"Portland worst, Seattle first"},"content":{"rendered":"<p>In my perusals of real-estate blogs this morning, I ran across a link to <a href=\"http:\/\/www.housingpredictor.com\/index.html\" title=\"Housing Predictor\">Housing Predictor<\/a>, a site which has recently published a forecast for the top and worst performing housing markets in 2008. Housing Predictor describes their business as follows:<\/p>\n<blockquote><p>We examine more than 20 micro market characteristics in each market place, including income levels, employment trends and changes, school enrollment, business trends, regional political influences, real estate sales history and current housing market velocity. The factors are all considered to come up with each local market forecast.<br \/>\nAll of the information is gathered from hundreds of independent sources the staff develops without bias for the real estate industry to issue the forecasts.<br \/>\nToday Housing Predictor is consulted by the nation\u2019s foremost investment houses, mortgage companies, real estate companies and most importantly consumers for our forecasts. Housing Predictor maintains more than an 85% accuracy rating with its forecasts.<\/p><\/blockquote>\n<p>Here is how they show Portland and Seattle in their forecast.<\/p>\n<li>They have <strong>Portland<\/strong> in their <a href=\"http:\/\/www.housingpredictor.com\/worstmarkets.html\">forecast as #23 on their <em>worst<\/em> performing markets<\/a>, anticipating an 8.9% decline;<\/li>\n<li><strong>Seattle<\/strong> shows up on their<a href=\"http:\/\/www.housingpredictor.com\/top2008.html\"> forecast at #21 on their <em>top<\/em> performing markets<\/a> list with an expected 3.8% increase.<\/li>\n<p>Given what I have seen in the performance of the Case-Shiller indices for the two cities \u2013 I found the prediction of a 12.6% spread in appreciation rates to be, well \u2013 <em>interesting<\/em>.<\/p>\n<p style=\"margin: 5px auto; width: 400px; font-size: 0.8em; text-align: center\"><a href=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2008\/01\/portland-vs-seattle.png\" title=\"Portland vs Seattle\" rel=\"lightbox[1396]\"><img decoding=\"async\" src=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2008\/01\/portland-vs-seattle-small.png\" style=\"border: 1px solid #000000; margin: 5px\" alt=\"Portland vs Seattle\" \/><\/a><\/p>\n<p>Prior to 2001, year over year appreciation rates in Seattle and Portland seemed to oscillate on different frequencies \u2013 but since then have tracked each other very closely. The spread in appreciation between Portland and Seattle has not been that great since 1991. I guess anything could happen \u2013 but I suspect the returns in at least one of these markets are going to challenge their claim of 85% accuracy.
