Now with bigger chart thumbnails!<\/p>\n<p>Here&#8217;s your King County SFH summary:<\/p>\n<blockquote><p><u>January 2008<\/u><br \/>\nActive Listings: <span style=\"color: #008000\">up<\/span> <strong>56%<\/strong> YOY <em>(new record)<\/em><br \/>\nPending Sales: <span style=\"color: #ff0000\">down<\/span> <strong>31%<\/strong> YOY<br \/>\nMedian Closed Price<a href=\"http:\/\/seattlebubble.com\/blog\/2007\/08\/14\/median-price-not-telling-the-whole-truth\/\" title=\"Median Price Not Telling the Whole Truth\">*<\/a>: $435,000 &#8211; <span style=\"color: #008000\">up<\/span> 1.28% YOY<\/p><\/blockquote>\n<p>I&#8217;m surprised to see the median holding its ground at $435,000 for the third month in a row, but with sales at all-time lows, the changes in the median price are becoming less and less informative every month.<\/p>\n<p>Here is the updated <a href=\"http:\/\/timothyellis.googlepages.com\/Seattle_Bubble.xlsx\" title=\"Seattle Bubble Spreadsheet\">Seattle Bubble Spreadsheet<\/a>, and here&#8217;s <a href=\"http:\/\/timothyellis.googlepages.com\/Seattle_Bubble.xls\" title=\"Seattle Bubble Spreadsheet (Excel 2003)\">a copy in Excel 2003 format<\/a>.  Click below for the graphs and the rest of the post.<br \/>\n<!--more--><br \/>\nHow many months in a row can I be surprised at how fast YOY inventory is growing?  Yowza, 56% more homes on the market than January 2007, which itself had 22% more homes on the market than January 2006\u2014that&#8217;s crazy.  The green square on left side of the graph below shows just how crazy inventory is getting.  We&#8217;re <strong>starting<\/strong> 2008 at a higher point than <em>the peak<\/em> of any other year save for 2007.<\/p>\n<p style=\"margin: 5px auto; width: 600px; font-size: 0.8em; text-align: center\"><a href=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2008\/02\/kingcosfhinventory2008-01.png\" title=\"King County SFH Inventory - Click to enlarge\" rel=\"lightbox[1482]\"><img loading=\"lazy\" decoding=\"async\" src=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2008\/02\/kingcosfhinventory2008-01-tn.png\" style=\"border: 1px solid #000000; margin: 5px\" title=\"King County SFH Inventory - Click to enlarge\" alt=\"King County SFH Inventory\" height=\"409\" width=\"600\" \/><\/a><br \/>\n<a href=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2008\/02\/kingcosfhinventory2008-01.png\" title=\"King County SFH Inventory - Click to enlarge\" rel=\"lightbox[1482]\">Click to enlarge<\/a><\/p>\n<p>The total number of sales continued to plummet in January, down another 31% from last year.  As you can see below, this is the worst January on record since before 2000.  The months of supply held its ground at exactly last month&#8217;s level of 7.54. It looks like I might have to adjust the vertical axis if current trends continue.
