Here is the summary along with the usual graphs and other updates.<\/p>\n<p><em><strong>Update:<\/strong><\/em> Here&#8217;s a <a title=\"Northwest MLS Reports Pending Sales Increase 23 Percent from Month Ago\" href=\"http:\/\/www.nwmls.com\/discover\/nwreporter.cfm?SectionListsID=25&amp;PageID=4276\">link to the press release<\/a>. I can&#8217;t help but laugh at the title: <em>Northwest  MLS Reports Pending Sales Increase 23 Percent from Month Ago<\/em>.  Apparently the market is so bad that the only way they can make it seem good is to compare month-to-month stats from what is traditionally the second-slowest month of the year.  Awesome.<\/p>\n<p>Here&#8217;s your King County SFH summary:<\/p>\n<blockquote><p><span style=\"text-decoration: underline;\">February 2008<\/span><br \/>\nActive Listings: <span style=\"color: #008000;\">up<\/span> <strong>61%<\/strong> YOY <em>(yet another new record)<\/em><br \/>\nPending Sales: <span style=\"color: #ff0000;\">down<\/span> <strong>32%<\/strong> YOY<br \/>\nMedian Closed Price<a title=\"Median Price Not Telling the Whole Truth\" href=\"http:\/\/seattlebubble.com\/blog\/2007\/08\/14\/median-price-not-telling-the-whole-truth\/\">*<\/a>: $429,900 &#8211; <span style=\"color: #ff0000;\">down<\/span> 0.01% YOY (basically flat)<\/p><\/blockquote>\n<p>Despite the extra day in February this year, sales still continued to plummet, with the year-over-year drop nearly matching December&#8217;s -33% record.  Listings continued to soar, setting yet another year-over-year record.  Last year it took until July to have this many listings on the market.  If the current pace keeps up, there will be over 17,000 single-family homes on the market in September.  The Median price has been essentially flat since November, which if the trend continues will result in over 10% YOY negative by July.<\/p>\n<p>Here is the updated <a title=\"Seattle Bubble Spreadsheet\" href=\"http:\/\/timothyellis.googlepages.com\/Seattle_Bubble.xlsx\">Seattle Bubble Spreadsheet<\/a>, and here&#8217;s <a title=\"Seattle Bubble Spreadsheet (Excel 2003)\" href=\"http:\/\/timothyellis.googlepages.com\/Seattle_Bubble.xls\">a copy in Excel 2003 format<\/a>.  Click below for the graphs and the rest of the post.<\/p>\n<p><!--more-->The graph below shows inventory for each year overlaid on the same chart. Despite the increase in listings and decrease in sales, months of supply dipped slightly, down to 6.14. Sure enough, I had to adjust the vertical scale to allow for the skyrocketing inventory.
