{"id":1968,"date":"2008-05-20T06:15:20","date_gmt":"2008-05-20T13:15:20","guid":{"rendered":"http:\/\/seattlebubble.com\/blog\/?p=1968"},"modified":"2008-05-20T11:28:21","modified_gmt":"2008-05-20T18:28:21","slug":"san-diego-county-now-cheaper-than-king","status":"publish","type":"post","link":"https:\/\/seattlebubble.com\/blog\/2008\/05\/20\/san-diego-county-now-cheaper-than-king\/","title":{"rendered":"San Diego County Now Cheaper than King"},"content":{"rendered":"<p>I thought it would be fun to check back in with an update on the San Diego \/ King County home price comparison I made <a title=\"Median Price Comparison: King &amp; San Diego Counties\" href=\"http:\/\/seattlebubble.com\/blog\/2008\/03\/20\/median-price-comparison-king-san-diego-counties\/\">back in March<\/a>.<\/p>\n<p>As of the latest Case-Shiller data (February) home prices San Diego have fallen 24% from their November 2006 peak.  The Seattle area has dropped 6.5% from its July 2007 peak.<\/p>\n<p>April median price for all homes sold (single-family + condos):<\/p>\n<ul>\n<li>San Diego County: $400,000 (source: <a title=\"County housing sales prices rise\" href=\"http:\/\/www.signonsandiego.com\/news\/business\/20080519-1125-bn19housing.html\">San Diego Union-Tribune<\/a>)<\/li>\n<li>King County: $410,000 (source: <a title=\"Northwest MLS Brokers Report Highest Volume of Pending Sales in Eight Months\" href=\"http:\/\/www.nwmls.com\/discover\/nwreporter.cfm?SectionListsID=25&amp;PageID=4370\">NWMLS<\/a>)<\/li>\n<\/ul>\n<p>Both counties had an anemic spring bounce of sorts, but that didn&#8217;t stop aggregate home prices in San Diego County from falling <em>below<\/em> King County, thanks to a huge drop in March.  Here&#8217;s an update of the graph from March, based on the following two supposedly realistic assumptions:<\/p>\n<ol>\n<li>King County home prices will remain flat through December.<\/li>\n<li>San Diego County home prices will continue to decline, at roughly half the rate they have dropped in the last six months.<\/li>\n<\/ol>\n<p style=\"margin: 5px auto; width: 600px; font-size: 0.8em; text-align: center\"><a title=\"San Diego &amp; King County Median Home Prices - Click to enlarge\" href=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2008\/05\/king-sd-projection_2008-04.png\" rel=\"lightbox[1968]\"><img loading=\"lazy\" decoding=\"async\" style=\"border: 1px solid #000000; margin: 5px\" title=\"San Diego &amp; King County Median Home Prices - Click to enlarge\" src=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2008\/05\/king-sd-projection_2008-04-tn.png\" alt=\"San Diego &amp; King County Median Home Prices\" width=\"600\" height=\"435\" \/><\/a><br \/>\n<a title=\"San Diego &amp; King County Median Home Prices - Click to enlarge\" href=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2008\/05\/king-sd-projection_2008-04.png\" rel=\"lightbox[1968]\">Click to enlarge<\/a><\/p>\n<p>The gap has widened since March, and those assumptions now lead to an 11% price difference by the end of the year.  But of course San Diego doesn&#8217;t have any tech jobs, and their economy is basically in the toilet, so that makes perfect sense.
