He and other representatives of the Northwest&#8217;s largest MLS believe the situation is improving.<\/p><\/blockquote>\n<p>Here is your summary along with the usual graphs and other updates.<\/p>\n<p>Here&#8217;s your King County SFH summary:<\/p>\n<blockquote><p><span style=\"text-decoration: underline;\">October 2008<\/span><br \/>\nActive Listings: <span style=\"color: #008000;\">up<\/span> 3% YOY<br \/>\nPending Sales: <span style=\"color: #ff0000;\">down<\/span> 22% YOY<br \/>\nMedian Closed Price<a title=\"Median Price Not Telling the Whole Truth\" href=\"http:\/\/seattlebubble.com\/blog\/2007\/08\/14\/median-price-not-telling-the-whole-truth\/\">*<\/a>: $392,000 &#8211; <span style=\"color: #ff0000;\">down<\/span> 11.7% YOY<\/p><\/blockquote>\n<p>There was one particularly interesting snippet that&#8217;s outside of the usual data I include in this monthly post.  Despite <a title=\"NWMLS: Inventory Level, Sales UP, Prices Down\" href=\"http:\/\/seattlebubble.com\/blog\/2008\/10\/06\/nwmls-inventory-level-sales-up-prices-down\/\">last month&#8217;s<\/a> significant bump in <em>pending<\/em> sales (up 15% YOY), <em>closed<\/em> sales this month failed to experience a year-over-year spike, and were instead down 20% YOY.  Interesting, to say the least. Since inventory is highly unlikely to rise through the end of the year, I think we can conclusively answer the <a title=\"Poll: Where will King County SFH inventory peak in 2008?\" href=\"http:\/\/seattlebubble.com\/blog\/2008\/04\/13\/poll-where-will-king-county-sfh-inventory-peak-in-2008\/\">April poll question about peak 2008 inventory<\/a> now.  The end-of-month high point this year was 12,310 in May&#8217;s report, while intra-month highs reached into the 13,000s, according to the most reliable source in the <a title=\"King Co SFH Inventory Log\" href=\"http:\/\/seattlebubble.com\/inventory\/SFHlog.txt\">Seattle Bubble inventory tracker<\/a>.  So the prize goes to the 14% of you that voted 13,000-14,999, the lowest option on the poll.<\/p>\n<p style=\"margin: 5px auto; width: 600px; font-size: 0.8em; text-align: center;\"><a title=\"King County SFH Pending Sales\" href=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2008\/11\/kingcosfhsales2008-10.png\" rel=\"lightbox[3291]\"><img loading=\"lazy\" decoding=\"async\" style=\"border: 1px solid #000000; margin: 5px\" title=\"King County SFH Pending Sales - Click to enlarge\" src=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2008\/11\/kingcosfhsales2008-10-tn.png\" alt=\"King County SFH Pending Sales\" width=\"600\" height=\"409\" \/><\/a><br \/>\n<a title=\"King County SFH Pending Sales\" href=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2008\/11\/kingcosfhsales2008-10.png\" rel=\"lightbox[3291]\">Click to enlarge<\/a><\/p>\n<p>Not surprisingly, pending sales took a huge dive in October, when most years see a modest month-to-month <em>increase<\/em> in pending sales. An interesting thing to note on this graph is the Months of Supply (MOS), which broke over 8 county-wide for the first time ever in the data I have available to me.
