The unusual weather, when coupled with the expected holiday slowdown, contributed to a 17.6 percent slide in pending sales compared to the same month a year ago, according to figures from Northwest Multiple Listing Service.<\/p>\n<p>&#8220;December typically has a slowdown in sales due to the holidays, but the recent snowfall compounded this seasonal slowing,&#8221; said J. Lennox Scott, chairman and CEO of John L. Scott Real Estate. &#8220;On the flip side, we should see deferred buyer activity from December pushed into January,&#8221; he remarked.<\/p><\/blockquote>\n<p><a href=\"http:\/\/seattlebubble.com\/blog\/2008\/12\/18\/snow-day-open-thread-2\/#comment-62685\" title=\"I so called it.\">Accurately predicting the spin of real estate &#8220;professionals&#8221;<\/a> has become so easy it&#8217;s hardly even fun anymore.<\/p>\n<p>Here&#8217;s your King County SFH summary:<\/p>\n<blockquote><p><span style=\"text-decoration: underline;\">December 2008<\/span><br \/>\nActive Listings: <span style=\"color: #008000;\">up<\/span> 6% YOY<br \/>\nPending Sales: <span style=\"color: #ff0000;\">down<\/span> 16% YOY<br \/>\nMedian Closed Price<a title=\"Median Price Not Telling the Whole Truth\" href=\"http:\/\/seattlebubble.com\/blog\/2007\/08\/14\/median-price-not-telling-the-whole-truth\/\">*<\/a>: $403,500 &#8211; <span style=\"color: #ff0000;\">down<\/span> 7.2% YOY<\/p><\/blockquote>\n<p>Surprisingly, closed sales in December were actually <em>up<\/em> month-to-month from November, but still didn&#8217;t break the 1k mark. However, there was not enough of a difference to really draw any conclusions.<\/p>\n<p style=\"margin: 5px auto; width: 600px; font-size: 0.8em; text-align: center;\"><a title=\"King County SFH Pending Sales\" href=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2009\/01\/kingcosfhsales2008-12.png\" rel=\"lightbox[3795]\"><img loading=\"lazy\" decoding=\"async\" style=\"border: 1px solid #000000; margin: 5px\" title=\"King County SFH Pending Sales - Click to enlarge\" src=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2009\/01\/kingcosfhsales2008-12-600x408.png\" alt=\"King County SFH Pending Sales\" width=\"600\" height=\"408\" \/><\/a><\/p>\n<p>Whoops.  Had to adjust the scale for this chart, as there had not previously been a month with fewer than 1,000 pending sales.  But don&#8217;t worry, I&#8217;m sure now there&#8217;s all sorts of &#8220;pent-up demand&#8221; for January.<\/p>\n<p>Here&#8217;s the supply\/demand YOY graph.<\/p>\n<p style=\"margin: 5px auto; width: 600px; font-size: 0.8em; text-align: center;\"><a title=\"King County Supply vs Demand % Change YOY\" href=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2009\/01\/kingcosupplyvsdemandpct2008-12.png\" rel=\"lightbox[3795]\"><img loading=\"lazy\" decoding=\"async\" style=\"border: 1px solid #000000; margin: 5px\" title=\"King County Supply vs Demand % Change YOY - Click to enlarge\" src=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2009\/01\/kingcosupplyvsdemandpct2008-12-600x408.png\" alt=\"King County Supply vs Demand % Change YOY\" width=\"600\" height=\"408\" \/><\/a><\/p>\n<p>Slight increase on the sales side, but still languishing in the -15% to -20% range. Yowza.
