Here are the vital statistics for King County, along with my predictions:<\/p>\n<blockquote><p><span style=\"font-size: 85%;\">[Statistic: <i>Predicted<\/i>, <b>Actual<\/b>]<\/span><br \/>Med. Closed Price (Res): <i>$435,000<\/i>, <b>$435,000<\/b><br \/>Med. Closed Price (Condo): <i>$260,000<\/i>, <b>$272,950<\/b><br \/>Active Listings (Res): <i>7,250<\/i>, <b>7,040<\/b><br \/>Pending Sales (Res): <i>2,000<\/i>, <b>1,985<\/b><\/p><\/blockquote>\n<p>As I expected, last month&#8217;s <a href=\"http:\/\/seattlebubble.blogspot.com\/2006\/11\/inventory-eases-very-slightly-in.html\" title=\"Inventory Eases (Very) Slightly In October\">bizarre price spike<\/a> was erased, as the median closed residential price returned to the level set in June.  Active listings and pending sales showed little sign of slowing their respective trends of double-digit YOY percentage change, with <b>listings up<\/b> 27.7% and <b>sales down<\/b> 14.2% from November 2005.  As usual, the <a href=\"http:\/\/timothyellis.googlepages.com\/Seattle_Bubble.xls\" title=\"Seattle Bubble Spreadsheet\">Seattle Bubble Spreadsheet<\/a> has been updated with these latest numbers.<\/p>\n<p>Here is the YOY % change graph for active listings and pending sales:<\/p>\n<div style=\"margin: 5px auto; font-size: 0.8em; text-align: center;\"><a href=\"http:\/\/photos1.blogger.com\/x\/blogger\/2906\/550\/1600\/885281\/KingCoSupplyVsDemandPct2006.11.png\" title=\"King County Supply vs Demand % Change YOY - Click to enlarge\" rel=\"lightbox[472]\"><img loading=\"lazy\" decoding=\"async\" src=\"http:\/\/photos1.blogger.com\/x\/blogger\/2906\/550\/400\/438240\/KingCoSupplyVsDemandPct2006.11.png\" style=\"border: 1px solid #000000; margin: 5px;\" title=\"King County Supply vs Demand % Change YOY - Click to enlarge\" alt=\"King County Supply vs Demand % Change YOY\" width=\"400\" height=\"264\"><\/a><br \/><a href=\"http:\/\/photos1.blogger.com\/blogger\/2906\/550\/1600\/KingCoSupplyVsDemandPct2006.11.png\" title=\"King County Supply vs Demand % Change YOY - Click to enlarge\" rel=\"lightbox[472]\">Click to enlarge<\/a><\/div>\n<p>The Active Listings curve is becoming just a <i>tad<\/i> less steep, but interestingly, the downward slope of (averaged) pending sales has been virtually a straight line since late 2003.  If either of these trends continue&mdash;even at a reduced rate&mdash;into next year, we <i>could<\/i> see a true buyer&#8217;s market (6+ MOS) in King County by next November.  I&#8217;m not necessarily predicting that, but it&#8217;s definitely the direction the numbers are headed.  Could some unknown influence cause a sudden change in the buying and selling trends?  Absolutely.  As of right now though, it would seem that economic and psychological pressures will continue to push things in the same direction that you see in the chart above.<\/p>\n<p>Prepare for positive spin and finger-pointing at <a href=\"http:\/\/seattletimes.nwsource.com\/html\/localnews\/2003457973_weather02m.html\" title=\"A November to remember\">the weather<\/a> from our friends in the local media in three, two, one&#8230;<\/p>\n<p>(<i>NWMLS, <a href=\"http:\/\/www.nwmls.com\/discover\/library\/statistics\/countyprint\/printking.pdf\" title=\"NWMLS Statistical Report: King County November 2006\">King County Statistical Report<\/a>, 11.2006<\/i>)<\/p>\n<p><b>Update:<\/b> <a href=\"http:\/\/seattletimes.nwsource.com\/html\/localnews\/2003466213_webhomenumbers07.html\" title=\"Local home-sale inventory up, buyers down in November\">I&#8217;m on a roll with accurate predictions<\/a>:<\/p>\n<blockquote><p> Pending sales \u2013 transactions signed but uncompleted \u2013 were down 11 percent compared with a year earlier.<br \/>&#8230;<br \/>Wet weather and attention given to the mid-term election and the holidays may have affected sales, the MLS said.<br \/>&#8230;<br \/>&#8220;We have a little bit of a pause today,&#8221; said Chris Pauling, president of Prudential Northwest Realty. But &#8220;Jobs and the strong economy are going to keep prices from falling,&#8221; he said.<\/p><\/blockquote>\n<p>Positive spin?  <b>Check.<\/b>  Finger-pointing at the weather?  <b>Check.<\/b>  I&#8217;m 2 for 2!<\/p>\n<p><b>Update 2:<\/b> Here&#8217;s the first paragraph of the November numbers article in the <a href=\"http:\/\/seattle.bizjournals.com\/seattle\/stories\/2006\/12\/04\/daily28.html?jst=b_ln_hl\" title=\"Median home prices rise as inventory builds\">Puget Sound Business Journal<\/a>:<\/p>\n<blockquote><p>Prices for homes in Western Washington continued to rise, but the number of pending home sales slid, partly because of weather woes.<\/p><\/blockquote>\n<p>Boom&mdash;2 out of 2 again, right out of the bag!
