When it&#8217;s posted <a title=\"Brokers report signs of improvement in \u201creal-time\u201d housing market\" href=\"http:\/\/www.nwmls.com\/discover\/nwreporter.cfm?SectionListsID=25&#038;PageID=5006\">the NWMLS press release will be here<\/a>, along with links to this month&#8217;s overview pdfs.<\/p>\n<p><b>Update:<\/b> The press release has been posted: <a href=\"http:\/\/www.nwrealestate.com\/nwrpub\/common\/news.cfm\" title=\"Brokers report signs of improvement in \u201creal-time\u201d housing market\">Brokers report signs of improvement in \u201creal-time\u201d housing market<\/a><\/p>\n<blockquote><p>Pending sales around Western Washington for the month of March reached the highest level in six months, according to the latest figures from Northwest Multiple Listing Service.<\/p>\n<p>Compared to February, last month\u2019s pending sales (offers made and accepted, but not yet closed) surged 25 percent, rising from 4,559 transactions to 5,701. Last month\u2019s volume was down 5.6 percent when compared to twelve months ago, but it was the highest monthly total since September when brokers reported 5,982 pending sales.<\/p><\/blockquote>\n<p>You know there still isn&#8217;t much actual good news out there when they continue to resort to month-over-month comparisons.<\/p>\n<p>Here&#8217;s your King County SFH summary:<\/p>\n<blockquote><p><span style=\"text-decoration: underline;\">March 2009<\/span><br \/>\nActive Listings: <span style=\"color: #ff0000;\">down<\/span> 9% YOY<br \/>\nPending Sales: <span style=\"color: #ff0000;\">down<\/span> 2% YOY<br \/>\nClosed Sales: <span style=\"color: #ff0000;\">down<\/span> 36% YOY<br \/>\nMonths of Supply: 5.7<br \/>\nMedian Closed Price<a title=\"Median Price Not Telling the Whole Truth\" href=\"http:\/\/seattlebubble.com\/blog\/2007\/08\/14\/median-price-not-telling-the-whole-truth\/\">*<\/a>: $363,850 &#8211; <span style=\"color: #ff0000;\">down<\/span> 17.3% YOY<\/p><\/blockquote>\n<p>Sales jumped up in March, as they do every year in the spring. Here&#8217;s the pattern we have seen in other markets once home prices begin dropping in earnest: 1) Inventory drops. 2) Sales pick up. 3) Prices keep falling.<\/p>\n<p style=\"margin: 5px auto; width: 600px; font-size: 0.8em; text-align: center;\"><a title=\"King County SFH Pending Sales\" href=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2009\/04\/kingcosfhsales2009-03.png\" rel=\"lightbox[5037]\"><img loading=\"lazy\" decoding=\"async\" style=\"border: 1px solid #000000; margin: 5px\" title=\"King County SFH Pending Sales - Click to enlarge\" src=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2009\/04\/kingcosfhsales2009-03-600x408.png\" alt=\"King County SFH Pending Sales\" width=\"600\" height=\"408\" \/><\/a><\/p>\n<p>Pending sales took a sharper increase in March than they did last year, rising almost to the 2008 level.<\/p>\n<p style=\"margin: 5px auto; width: 600px; font-size: 0.8em; text-align: center;\"><a title=\"King County SFH Closed Sales\" href=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2009\/04\/kingcosfhclosed2009-03.png\" rel=\"lightbox[5037]\"><img loading=\"lazy\" decoding=\"async\" style=\"border: 1px solid #000000; margin: 5px\" title=\"King County SFH Closed Sales - Click to enlarge\" src=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2009\/04\/kingcosfhclosed2009-03-600x408.png\" alt=\"King County SFH Closed Sales\" width=\"600\" height=\"408\" \/><\/a><\/p>\n<p>Closed sales stayed about the same compared to last year.
