First up, the Notice of Trustee Sale summary:<\/p>\n<blockquote><p><span style=\"text-decoration: underline;\">March 2009<\/span><br \/>\nKing: 1,089 NTS, up 129% YOY<br \/>\nSnohomish: 499 NTS, up 125% YOY<br \/>\nPierce: 705 NTS, up 51% YOY<\/p><\/blockquote>\n<p>Here&#8217;s a simple look at how March&#8217;s foreclosures compare to the same month last year in each of the three counties:<\/p>\n<p style=\"margin: 5px auto; width: 600px; font-size: 0.8em; text-align: center;\"><a title=\"Notices of Trustee Sale\" href=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2009\/04\/not-yoy_2009-03.png\" rel=\"lightbox[5150]\"><img loading=\"lazy\" decoding=\"async\" style=\"border: 1px solid #000000; margin: 5px;\" title=\"Notices of Trustee Sale - Click to enlarge\" src=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2009\/04\/not-yoy_2009-03-600x435.png\" alt=\"Notices of Trustee Sale\" width=\"600\" height=\"435\" \/><\/a><\/p>\n<p>Note that we are tracking notices of trustee&#8217;s sale, which does not indicate the <em>completion<\/em> of actual foreclosures, but is rather a measure of the number of homes that have reached a certain point in the foreclosure <em>process<\/em>.  See the bottom of this post for more details.<\/p>\n<p>Next let&#8217;s look at the percentage of households that received a Notice of Trustee Sale (based on household data for each county from the <a href=\"http:\/\/factfinder.census.gov\/servlet\/ACSSAFFFacts?_submenuId=factsheet_0&#038;_sse=on\" title=\"American Community Survey\">American Community Survey<\/a>, assuming linear household growth between surveys):<\/p>\n<p style=\"margin: 5px auto; width: 600px; font-size: 0.8em; text-align: center;\"><a title=\"Households per Foreclosure\" href=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2009\/04\/not-households-pct_2009-03.png\" rel=\"lightbox[5150]\"><img loading=\"lazy\" decoding=\"async\" style=\"border: 1px solid #000000; margin: 5px;\" title=\"Households per Foreclosure - Click to enlarge\" src=\"http:\/\/seattlebubble.com\/blog\/wp-content\/uploads\/2009\/04\/not-households-pct_2009-03-600x435.png\" alt=\"Households per Foreclosure\" width=\"600\" height=\"435\" \/><\/a><\/p>\n<p>King County came in at 1 NTS per 719 households, Snohomish County had 1 NTS per 525 households, and Pierce had 1 NTS for every 420 households.  March set new all-time highs for all three counties.<\/p>\n<p>According to <a href=\"http:\/\/www.realtytrac.com\/ContentManagement\/pressrelease.aspx?ChannelID=9&#038;ItemID=6180&#038;accnt=64847\" title=\"FORECLOSURE ACTIVITY INCREASES 9 PERCENT IN FIRST QUARTER\">foreclosure tracking company RealtyTrac<\/a>, Washington&#8217;s statewide foreclosure rate of one foreclosure for every 1,483 households was 18th worst among the 50 states and the District of Columbia, and only slightly better than the national average of 1,003.  Theoretically <a title=\"RealtyTrac Foreclosure Data for WA\" href=\"http:\/\/www.realtytrac.com\/MapSearch\/FreeSearch.aspx?searchType=state&#038;statesel=wa\">this page<\/a> will be updated later today with RealtyTrac&#8217;s county-by-county data for Washington.<\/p>\n<p>Following are charts of King, Pierce, and Snohomish County foreclosures from January 2000 through March 2009, with uniform y-axis scales to provide easier comparison.
