I'd like to hire somebody with -- preferably -- decades of personal experience investing their own money in residential real estate (esp. single-family and <4-unit buildings), somebody who follows the market carefully and analytically, for hourly consulting.
You may be in the RE trade or might not, most important is that you're conversant with the numbers and the market, know what key metrics to look at and for (plus other important but less numeric factors), and can quickly eyeball (and spreadsheet) deals to judge whether they're worth following up on.
I'm not interested in anything commission-based, just hourly consulting. We can meet for an hour and if it's valuable, we can do more.
