For the last 2 years I have been an avid reader of John T. Reed's investment newsletter. Reed produces a wonderfully insightful real estate newsletter that provides some great tips on how to avoid being an "appreciation-lord" and instead investing in real estate for double-digit cap rates or using one's expertise to increase the value of real estate by 20%.

  • I was turned on to John T. Reed when my best friend was becoming entrenched in the Rich Dad, Poor Dad cult. I'd never heard of it, so I went a-researchin' and came across Reed's guru review of Robert Kiyosaki. My friend and her husband own three properties, including a duplex and fourplex bought at the peak of the market w/ subprime loans.

    MORAL OF THE STORY: Always Google "your guru's name" + "scam" before borrowing more than 9 times your yearly household income.
