Summer of '07 there was practically nothing in Bellevue, even in Lake Hills, for much less than 500 thousand, let alone less than 400 thousand. Doesn't mean this home isn't a piece of crap, but at that huge a price drop, it'll sell quickly.

Holy cow! That's one I was tracking. I hope this helps bring other prices down in the area. If it isn't gone by the end of the week I'll be surprised, and glad. I'll even be surprised if it isn't bid up.
Dude, if this one doesn't sell, then I am not sure what everyone that is looking to buy is waiting for. I expect it to bid up to close to 400k...but then it's not such a steal anymore.
OK, we'll see. If it's bid up, then whatever it ends up at, it'll establish a good current benchmark for the area. Comp houses priced higher should need a greater fool to buy them.
I live a block from that house. They apparently have 3-4 cars, and most of them park in the yard, so there's not much yard but mud. It's also directly across from the trashiest house in the neighborhood, where the owner refuses to maintain the yard in any way, house is very run down, trash on the front porch, etc. The neighbors must hate him. It's been on the market for what seems like forever.
For the record, there's very few cars parked on my street. :P

I got bored and dug up some info about this house. It was financed through Ownit and under trustee sale, and currently owes more than $339k. It's also too late to sell this house, owner no longer owns this house as of 4/28. So I guess this is either a joke or something weird going on...
Showed the place this AM. According to the agent remarks in the listing, they will accept offers for another day or two, and that as of 4/29 they've received a 375,000 dollar offer, as well as other multiple offers. I think it'll go for 400,000+, and to say "needs a little TLC" would be a major understatement.
I guess we'll see. By the way, there is a 2nd lender behind this one, so I am sure it isn't a very straight forward and simple transaction. Personally, I wouldn't get into this mess, especially if the price is bid back up.

Price drops are accelerating, for sale signs keep going up and not coming down, and we're 1/3rd of the way through June. That's right, the selling season that wasn't is essentially done.

I still don't think this is the bottom. It's now over a month since this was msg was posted and they're now asking 189900. Some odd sales history to this place, too. I don't think it would be so bad if it wasn't so far below it's parking 'lot'. I have been watching this neighborhood for a while.
