I've personally been watching this condo conversion since it came on the market. A that lived at the complex next door said that these were pretty awful apartments. They had trouble selling them as condos and they've been for sale since spring of '07 I believe. There are still 2 of 11 unsold and already one of the sold condos is back on the market as a flop.
At this asking price, the total cost of owning this home over a 7-year period is equal to renting it for approx. $150K/year or $12,500/month or $416/day (for 7 years) --- assuming a 5% zero-down mortgage.
Wow! Wonder why this home isn't selling, even after some dramatic price reductions. Anyone know this neighbhorhood or seen this home?
Simple, it's not worth even $499K anymore. While I haven't seen the home (I don't like new construction), I was once seriously considering the neighborhood, which has many advantages that I can list if you want. There's a 1960s house in that area, also on flat land, that's about the same size and a lot more preferable to me. It's been on the market twice in 2 years, most recently this summer for $455K. Didn't sell.
Can you list them. That is one area we are considering.
For me, these were some (in no particular order):
- Flat path to the house, so you can get to it on snow days (some risk of flooding from Issaquah Creek though).
- Near the nice Issaquah public library.
- Near one of the better Safeways.
- Near Champion Foods, which can save you $100 a month.
- The best espresso on the Eastside (IMO) is served within walking distance just outside the Red Apple Market.
- Kids can walk to all 3 schools; good school district.
- Many very good & inexpensive restaurants within a couple miles.
- Good walking area in general; you can even walk on a trail under the freeway to get to Pickering Place (Costco, Barnes & Noble, Trader Joes, movie theater etc.).
- Suburban shopping mecca. Issaquah, esp. around that neighborhood, has just about everything you could want that's not too fancy. Blockbuster, Target, REI, GI Joes, and Gilman Village are all in walking distance.
- Walk to the Village Theater for plays, or the other theater on Front St.
- In the middle of the Issaquah Alps line of parks (e.g. the huge Squak Mtn. State Park is right up the the hill, and usually deserted).
- Near Lake Sammamish State Park, great for picnics.
- Good amount of stuff for older kids to safely do on their own, without transportation or by bus/bike. Kids in Issaquah seem studious, polite, not snobbish. Downtown Issaquah is the best kid situation I've found on the Eastside.
- Near the Issaquah Park & Ride, or catch buses at/near the library.
- Old downtown Issaquah looks great, and the town's mountain setting is picturesque.
- Walk to the Issaquah Salmon Days festival.
- Walk to the public pool.
- Easy access to/from I-90, with four exits including West Lake Sammamish Parkway via Newport Way.
