Best way to market to an agent if FSBO

edited January 2009 in Seattle Real Estate
Hello All,

I'm listing my condo for sale as a FSBO and am looking for good (read: effective) ways to get agents to notice my condo, and hopefully bring potential buyers to it. I'm not interested in listing it with an agent.

I've already posted the ads on Craigslist and Oodle and Zillow but need more traction. Are there other ways that are effective that I'm completely missing?

Thanks!!

  • Be sure to advertise 3% to the buyer's agent. Or make it 4% if you want to attract more attention.
  • If you want agents to notice your condo, you have to get it on the NWMLS.
This doesn't really require you to use an agen/brokert to market your property, but you can use one of several places to put your property on the NWMLS((Northwest Multiple Listing Service)...I think the least expensive is Housepad,, but a couple of others include AAA Properties in Bellevue and 500 Realty, which is owned by frequent Seattle Bubble commenter Ray Pepper.
This should cost you not more than 500 dollars. There will be other costs that you will incur no matter what, such as excise tax, title, and escrow fees, but getting your property on the MLS will reach a ton of agents, and so will your willingness to pay the buyers agent a full commission.
  • Iggy's House will list the home for free. But you have to offer 3% to the buyer's agent. There's no reason for a buyer's agent to show a house to their client if they won't make a commission.
  • FYI,
Iggy's House does not yet put their listings on the MLS in the State of Washington....But if and when they do....free is good.
