Not to pick on Steve, because I think we value his opinion. I especially value that he's got the guts to come on forums like this where public opinion can sway on a daily basis. But, I enjoyed this quote from him.

As for the data, I hate to pick on Tytler because I do like reading his contributions to this site. However, I am astounded that he would make this point. If any kind of historical or fundamental analysis is useless, why in the heck do I need a real estate agent? I bet my gut has as many nerve endings as his.
As Mr. Tytler has a soapbox and is an owner of a mortgage company it is natural for him to put the most positive spin that he can on the current state of the real estate market. It is in his own best interest to do so. It is naïve to believe that he would do otherwise.
Unless it tells you it's hungry. I don't really want to hear about that.
