Instant Equity or Instant Loss? A tale of two condos.

These units recently sold at the 2200 Westlake complex.

W1007 sold on 7/10/07

W1107 (same floorplan 1 floor higher) sold on 10/10/07.

Could this be a case of the almighty "INSTANT EQUITY!" for unit W1107? or is it an instant loss for Unit W1007?

  • I would say neither. The difference is ~2% and thus can be attributed to better negotiating skills.
