Best way to track price cuts for a property?

Hi All,

I looking for your suggestions on the best way to track price cuts for a property? I'm currently using a very manual method of writing down the MLS # and the current asking price, then come back every few weeks on Redfin and checking to see if the price has changed. I'm thinking there has to be a better way to track this information than that. Is there a way to see original asking price and subsequent pricing adjustments along the way to the current price for an offering?

Any help or suggestions are much appreciated!

  • Zip Realty shows price cuts. You need to setup an account, but it's free. Use advanced search to search by MLS (up to 3 at a time). You can also search by area and have it only show houses with a price cut.

    That adds Price Reduced as a search term, but I don't see how much the reduction was, or if the price was reduced mutliple times. Specifically what I'd like to see is for any given MLS# the date the property first went up for sale, and the amount asked. Then I would like to see the date of price adjustment (if any), and how much the price adjustment was. If there were mutliple price adjustments/dates, I would like to see each one individually. I'm not very demanding am I? :) Maybe I missed it, but it didn't seem ziprealty.com tracked this information.

    Anyway - since I'm kind of a newbie at this, I was hoping someone could get me pointed in the right direction.

    It's there, on the main page for the house you're looking at search for:

    ZipRealty Price Track:

    In that section, it'll list something like this:

    Price Reduced: 09/22/07 -- $575,000 to $559,900

  • Also, if you add the listing to "My homes" -- ZipRealty sends an e-mail alert whenever the price and/or the listing-description changes.
