Kenmore housing market
I live in a subdivision in Kenmore that was developed in 2003. My wife and I bought our home for 300K in 03 and I thought I was overpaying even then. I've been watching the double-digit appreciation rates and kept asking my neighbors, "How can people afford this? Does everyone live in a dual-6-figure income household?" A couple of people have placed their homes on the market. My neighbor down the street has had his sitting on the market for 2 months now at 450K for a 2000 sq. ft. home. Come to find out that he had to place his home on the market because he had a flip that couldn't sell. So now they are going to live in the flip and are renting the home in my neighborhood out. Makes me wanna cry.

The other neighbor at the end of the street has already reduced his price twice and still hasn't even had an offer! It's now sitting at 469K for an 1860 sq. ft. home. 150 days on the market. And the most hilarious thing I have seen so far is the new subdivision across from mine. These are 5 homes that were placed on the lot of an older farm that was there when I moved in. None of the homes are sold and there is a big sign saying "Don't believe the hype! Great deals available!".
Yeah.....it's all just hype. Riiiiiiight. The only thing that's been hype has been the past 4 years.

There are some beautiful view homes looking down at the lake that are the price of a Ballard crapshack. I'm not saying their priced right, but the comparison is hard to ignore.
There aren't many for sale on the hill, however.
All advertising (radio, television, STREET SIGNS) are forms of hype by definition. Am I to not believe the sign that suggests I not believe the hype? This is truly a contradiction because I must believe it to disbelieve.
The good news? Your neighbors - or whatever - just proved Gödel's incompleteness theorem. Well...
For those who don't know, the incompleteness theorem is perhaps the most shocking result to ever come out of mathematics. Loosely, it states that not all true mathematical statements can be proven or refuted.
