Shady Relists

Tim wrote a post today about "shady re-listing". Since I think this is more common that Realtors like to admit, I'm going to start a thread with what appear to be shady re-listings.

I'll start with one that I've been tracking. It's an REO that I posted earlier under Equity/comp killers:

It just popped up again with a new DOM of 1 day.

current price=$299k

The original listing was up about 30 days with a price of $319k.

Anyone else have any examples?

  • Depends what constitutes a legitimate relist - the price did drop appreciably (i.e. not $1K).
  • That's a valid point. I don't know what the NWMLS threshold for price drops is.

    This is a pretty common occurrence, so I've got another example handy:

    This one fell off the market for 1-2 weeks, then came on as 'New' at the exact same previous price.
  • One of the problems with the Rfin site is that it only picks up the current market period. I think it's more misleading than no days on market.

    This has a CDOM of 89 days. It should not have been relisted.
  • OK, I'll play -- could be a good kathartic exercise. The problem is that I'm not sure what the original prices were for most of these; I just can't keep it all in my head after deciding I'm not interested in the house. Any agent on this forum would have access to the full data, though.

    I really, really like this house (except that it's on 70th), but I know that it is a "relist" and that they have not budged on the price since at least October, if not earlier.

    2. 14 days? yeah, right, I was at the open house late last spring. To be fair, they have dropped the price, oh so slowly:

    It's not just Redfin. If you go to other sites (ex. John L Scott), these re-lists will show as 'New Listings'.

    I've gotta believe RE search sites would list CDOM if the NWMLS let them.
  • Here's another Shady re-list. Not sure what the original price was, but there's been at least one small price drop. Shows new on market today.

  • Wow, $799K and the agent couldn't be bothered to spell-check the marketing description. Nice -- well earned 3% (or whatever it is).
  • Another shady re-list: same agent, same price, "new listing."
