Commission is higher because the loan is harder. Client can't shop around for these loans, so typically they are being charged for 1-2 points easily. Mortgage has to be one of the easiest way to make money. All you need is ONE person that knows w…

Not even in 2006 can anyone get a 200% loan.

Ok? I know the sky is blue and Seattle rains a lot.

You are crazy to get rid of your 4.375% rate for a house you like to keep for a long time. I wouldn't do anything to the house especially if you bought it at market value in 2002. You missed the real estate bubble altogether, so all this market c…

How did you extract the subject line of this thread out of that crap?

Just get a pre-approval letter, find a house and then go back to the LOs. It's a waste of time to do everything else, especially if you are just shopping around. I am certain that broker can beat CU pricing at the same margin of profit, but then …

S-Crow, how would you deal with clients that want to re-sign documents 2-3 times while making less? Would you build your business around those clients?

You are missing the point S-Crow, and I guess I can understand why. Again I'll stress the point that "vanilla" loan requires very little service and therefore either you are offering some sort of friendship or you're just a funny guy. There's no …

S-Crow wrote: Lax, Good luck with the search this summer. Brokers should be very eager to obtain your business. Nothing boring about your situation at all. Lots of former brokers out there doing other things for a job. Lots. Take my word…

I apologize for being rude, I have the tendency to do that... Let me address your questions: - What's your rate lock policy? Do you always provide rate lock confirmations in writing? Always ask for rate lock in writing. If it's a broker, t…

Good credit, 20% down, conforming loan size, 30 year vanilla? Shop around for what? Most brokers probably won't even bother with you. Wasting time for few hundred bucks while answering crap load of pointless questions. Your loan is very simple…

I am falling for rcc...

That's what I was going to say. You can actually purchase floor plans from the web and then have it modified by an architect at substantial savings.
-
That's a retail program the email is referring to. In fact, BoA doesn't do wholesale anymore, so a broker would not receive any news from them.
-
Did you hire an architect to draw the plan from scratch or to modify an existing plan?

Lies...THIS IS THE BOTTOM!!!

Just Ebay the house...

You're right. Let me see if I can wrap my head around this and offer some negative thing to say about it later.

You guys are duplicating this post! I'll say it again I guess... It's obvious the seller is desperate, so why not wait till he forecloses and buy it at paper value.

Perhaps now only community bank can approve these loans. I never dealt with community bank, so I couldn't say for sure, but I doubt they can match what WAMU, National City and IndyMac can offer.

Doubt she has any clue. Construction loan is a niche, and I am sure I know far more than she knows in terms of construction loan. Try and find a reliable construction lender right now, I am sure it's equally difficult. Problem with construction l…

Sounds like pure desperation. Why not just wait till this guy forecloses and pay for its paper value?

FYI, construction loan is nearly impossible right now. Adding to the difficulty of constructing your own home. If this was 2-3 years ago, I would say to build your own. 600-700k for a nice house and another 500k or so for the land.

YA! Crash and no crash = Living with enough, or lavish living.

Wow, those are cities I would never consider moving to...in fact living here for 15+ years, I never even been to any of those cities you have listed. Growth? Sure, from nothing to little bit of something. Not my cup of tea.
