I don't think it's ever a "bad" time to buy a home to live in if you 1) like the house and 2) you can get it at an affordable price. Even today with some sellers still trying to hold the line on prices there are (relative) bargains to be had, parti…

do I read this right--fully 63 (out of 200?) units on/still on the market? Redfin link Cheapest $/sq ft seems to be well north of $500.

Man carrying costs on those units must be a bitch. Even a 2-year option ARM at 4% is gonna run upwards of $3000 a month (plus HOA, taxes, ...). I'll have to go check out an open house and see if I can get a vibe for the place.

Is it just me or could the Cosmopolitan be the building that initiates the downtown condo crash? seattlerentals.com lists 6 units in the building "available now", likely meaning they were bought by investors and never intended to be occupied. Cheap…

I can't imagine there's anyone whose worst case scenario is really +15%, but if you really want to vote for that I'll add it in.

Have you looked at rolling changes in sales volume into this as well? That way you explicitly get both sides of the supply/demand equation.

This inanity is bugging me--very reminiscent of "analysts" explaining back in 1999 why unprofitable dotcoms with were worth billions. I wonder if we can find a historical example of the "rising inventory, sales lagging, prices steady" phenomenon to…

I think that was a foreclosure in January, not a real sale (not sure what price is used, maybe the outstanding balance of the note?). It's going to be interesting to see what happens with these, as I predict a lot more of them in the coming year (t…

Behold the Ballard unflip: http://www.redfin.com/stingray/do/print ... -id=353437 Bought 09/29/2006 for $455,000, went on market in January at $585,000 (or more, I suppose they might have come down since then). Agent says this about the appar…

Interesting reflip near Greenlake. On market now for $829,000 Sold 01/22/2007 for $750,000 Sold 04/24/2006 for $525,000 http://www.redfin.com/stingray/do/print ... -id=780115 Seems pretty gutsy to think they could tack another $80K apprec…

I always scratch my head when an ad for a house that's been on the market for months mentions something "appraised for $65K over asking price"--that appraisal was obviously wrong! There's no other way to explain the vast run up in prices recently o…

It's all about the "comps". When appraising properties only the sale price of comps is considered, not seller concessions. For developers looking to move multiple properties they have a lot to gain by propping up the price of the early sales throu…

Haven't seen them in person but they look cool on TV (I think they had a spot on I Want That). http://www.richlite.com/countertop/benefits.html
