Let’s check in again on the cheapest homes around Seattle proper. For methodology and a brief explanation of the reasoning behind this series, hit the April 2009 post.
Please note: These posts should not be construed to be an advertisement or endorsement of any specific home for sale. We are merely taking a brief snapshot of the market at a given time. Also, just because a home makes it onto the “cheapest” list, that does not indicate that it is a good value.
Here are this month’s three cheapest single-family homes in the city limits of Seattle (according to Redfin):
Address | Price | Beds | Baths | SqFt | Lot Size | Neighborhood | $ / SqFt | Notes |
11020 Beacon Ave S | $124,777 | 2 | 1 | 760 | 4,480 sqft | Rainier Valley | $164 | Short Sale |
14342 Wallingford Ave N | $149,000 | 2 | 1 | 660 | 5,250 sqft | Haller Lake | $226 | Short Sale |
10025 32 Ave SW | $152,000 | 2 | 1 | 740 | 6,300 sqft | Arbor Heights | $205 | Short Sale |
I believe this is the first time we’ve done this exercise and all of the top three have been short sales.

This home didn’t quite make either of our lists this month, but I just had to mention it… Here’s an excerpt from the listing description for 736 S Southern St:
Nicely landscape and exterior is in great shape, tile and hardwood floring. Planty of parking
And here’s a good shot that demonstrates that last feature they mentioned:
That’s right, folks. For just $200,000, you could park four (count ’em, four) cars in tandem next to your very own Seattle home.
Here’s the last bonus: The lowest dollars per square foot on a house priced above $500,000: 11310 3rd Ave NW at $157 $/sqft. $599,950, 5 beds, 4 baths, 3,828 square feet. “Dynamic custom built home.” Decent looking view on the listing photos.
