Let’s check in again on the cheapest homes around Seattle proper. Here’s our methodology: I search the listings for the cheapest homes currently on the market, excluding short sales, in the city of Seattle proper. Any properties that are in obvious states of extreme disrepair based on listing photos and descriptions will be excluded. This includes any listing that uses the phrases “fixer,” “rehab loan,” or “value in land.” I post the top (bottom) three, along with some overall stats on the low end of the market.

8809 24th and 1226 Cloverdale both mark their third month in a row on the top three list. 744 Kenyon has been on the market for almost two months, but just dropped the price from 200k about a week ago to shoot to the front of the list.

The lowest dollars per square foot on a house priced above $500,000 is the same as the last two months: 210 29th Ave S, but the price has dropped $75,000 since our last update, bringing it down to just $117 per sqft.
Here’s a new bonus for you. The cheapest homes in Seattle that actually sold in the last month, regardless of condition (since most off-market homes don’t have much info available on their condition).
