Regarding the 3rd way to cash in on this wonderful opportunity presented by the housing market... If my dad offers to start distributing my "inheritance" in the form of shared real estate down payments, I will kick him in the b@!!s. Just what I always wanted, a financial obligation for a depreciating asset!!! Come talk to me in 2 years and we can see if it makes sense to buy a house.

:roll: heh. My dad offered this to me. He always says "You can get it now or wait til we die.". I told him I didn't want it and tried to explain (for the Nth time) that if we can't afford a house then hardly any first-time buyer can afford a house and if hardly any first-time buyer can afford a house then how in the world can prices stay so high?

Admittedly, that was a national article. While Seattle still has a long ways to fall, in some parts of the country it's possible that the 'worst' is over. Meaning price declines will begin slowing soon.

Still not a wise investment, but if you're jonesin' for some grandchildren, #3 might make some sense.
