Could you please share your experience about making an offer?
In particular:
- Do you present the offer 1) over a phone, 2) in person, 3) by just faxing the actual offer?
- Do you present the offer 1) to the listing agent, 2) to the seller (that probably means "in person" presentation - the listing agent won't just give a phone number of the seller, right?)?
- Do you rationalize the offer (comps, historical market data, economy, seller's situation) or focus on raw numbers (offered price, timeline, financing contingencies, etc.)?
- Are there any offer-making DO-s and DON'T-s that you would like to share?
