Just saw this on Ardell's blog. Just look at all the failed attempts over this year. This looks like a huge shadow inventory to me. When Tim said that there was a lot of shadow inventory waiting to show up on the market, a lot of people were skeptical. But I think we have some data that vindicates his argument.

    Thank you barista. I wrote a follow up post for you on Rain City Guide breaking down the red zone into Shadow Inventory vs. SOLD since the FAIL date. It has a full picture of Redmond 98052 showing where the Fails are, and also breaks out the full detail for 3 bedroom town homes.

    It took many hours to produce it and was inspired by your post here, so I hope it adds another layer to the info available regarding shadow inventory.
