bought for 364,000 last year, listed now for 349,000
This one was a tear down. They bought the previous building in 2003 - the date of construction for the townhome was 2007.
so the 'purchase price' was for the tear down - which looks like it was made into 3 townhomes. bet they made a bundle, actually
same deal on this one. bought 2005, year of construction is 2007. teardown and build new townhomes
this one looks like they subdivided the lot. look at the townhomes in the backyard... bought a small house on a big lot, developed the back half, and are now selling the house. all for a tidy profit I am sure - but yuck, who'd wanna live there!
if you look at the land assessment, it would tell you right there. in fact they're getting a great steal considering the land appreciation alone.
that one looks like a loss. I'm not saying they're not out there - but sometimes it takes a bit of investigation to figure out what is going on.
Houses like this exist all over South Sno County. It's unbelievable that planning commissions allow crap like this. All over my neighborhood in Edmonds there are these POS 60's ramblers with brand new town homes in the back-freakin'-yard! It's as if no one cares how a neighborhood actually looks; instead it's every man for himself.
I moved here 7 years ago, and I'm still struck by the wild-west libertarian regulatory standards that govern housing. Rotting RV's in the front yard, houses built only inches apart from each other, air condos in your backyard... It's all good!
I made a similar comment once to a developer in Sonoma CA about how close the houses were. She responded "what would you rather see, houses spread out on 1/2 acre lots from here to Colorado?"
Gave me pause to think. If there are people that want to live like that, let 'em have it. I'll take the open space
