Zillow vs CyberHomes

There seems to be another website like Zillow called CyberHomes.com (ZipRealty seems to be showing estimates from both these sites). Estimate from Zillow & CyberHomes seem to have a variance of abt 40% for some homes? any thoughts on why this could be?
