A townhouse on my street just did so today having been on the market since 12/19/07, but did so at the same price, 550k.

I thought there at least had to be a good reason to relist? Anybody know the rules?

That was 90 days ago, so I'm guessing the original listing expired, and the seller made a "new" listing without the long time on market.

I knew it without looking... "No HOA dues!" Great! until the roof needs replacing.

Yet I feel a strong urge to snatch up this unit since it's new on the market.

That's pretty good. But I only plan on buying a house if it has marble countertops.
