"Not for the faint-hearted. Bring your guts and checkbook."

I like to troll the low-priced listings to see what's out there. I noticed recently that the phrase "not for the faint-hearted" seemed to be popping up somewhat frequently...

Turns out there's a particular agent--Keith Brown, Brown Real Estate Group LLC--that apparently specializes in low-priced fixers that likes to use the phrase "Not for the faint-hearted. Bring your guts and checkbook." in a lot of his listings:

A text-search of listing descriptions did not turn up the term "faint-hearted" in anyone else's listings. Just Keith Brown.

  • Not for the faint-hearted. Bring your guts and checkbook. Will require CASH or REHAB loan only (if any kind of financing). Sold as-is, no warr of any kind. Buyer to verify all info to their satisfaction.
    They all say this at the end and most say something about a great potential for sweat equity. Besides those two things the guy only adds maybe one more sentence to the description. They guy better be a heavily discounted broker otherwise the sellers probably aren't getting their 6% worth.
  • I don't have a problem with the wording, as long as the price is (or could be) commensurate. I like these cash-only places that have a lot less demand.
