Inventory Trends

Here are the YOY inventory (SFHs and Condos) numbers for this week vs one year ago:

King : +65%
Pierce: +63%
Snohomish: +77%

Here are the inventory numbers from 2/1/2007 to present for select cities:

Bellevue: +103%
Des Moines: +108%
Federal Way: +133%
Kent: +91%
Kirkland: +76%
Seattle: +92%

Numbers from data obtained from Glover RE site. Every week I populate a spreadsheet. Only takes a few minutes and helps me gauge trends.

If I knew how to attach a spreadsheet....I would. Graphs are much better than words. :)

  • For what it's worth, inventory in East Bellevue (98008) seems to be pretty stable. ZipRealty reports 74 listings today (7/6). We've been in the mid-70s for a couple months now.

    Also, in my regular bike rides around Lake Sammamish I notice that there seems to be quite a brisk turn-over with new signs coming up all the time while "sold" stickers pop up frequently. On the other hand, there are a number of signs that have been up for a good 4 months now. I suppose some people are more realistic in pricing than others.

    I see quite a few with "New Price" signs hanging off the bottom too, so apparently it's a mixed bag. Just go to page 5 on Zip Realty for 98008 and you'll start to see the downward arrows. Roughly 20 out of the 73.

    There's one right around the corner from where I'm staying, so I've been keeping an eye on it. They dropped the price $70k since listing it a couple months ago. Hit Zillows Zestimate price a couple weeks ago, and are now below it. Seems like an okay house, but it's not havning much luck.
