An addendum to from a prior post... 723 16th Ave E was listed at $875k and sold for just over $1M with 7-8 bids involved. IMO the house needed some serious rework but at a $1M someone was willing to keep the bubble alive.

Purchased for $525k in 2005, selling for $795k; builders grade lipstick and I'm being generous. Zillow's at $621k so you know it's way overpriced. 1616 E Harrison St, Seattle, WA 98122 It was flipper financed with an Option ARM - He's bettin…

IMO the new comp killer in North Capitol Hill is 723 16th Ave East. Located on one of the best blocks of 16th, between Roy & Aloha. I think the market is going into the crapper but if I wasn't moving to SF I would buy this house in a heartbeat; …

This is a flipper alright - no thought put into how a person would live in it. The downdraft vent next to the Kitchen Stove is worthless - so don't use it for anything other than boiling water. Two bedrooms in the basement, the master on the main le…

The first one (3432 Woodlawn Ave N) is a block or two from the North Transfer station and next to a large commercial building owned by Seattle Public utilities. Not to mention the Metro 26 rolling by all day every day.

3432 Woodlawn Ave N Purchased in 2006 for $492,500, selling today for the random digit price of $1,289,500 ($403/sqft). My prediction is a $300k price drop before it sells ($310/sqft) or lower... 5530 Ashworth Ave N Purchased in 2007 for $5…

It's already ugly - very little is moving on North and East Capitol Hill (14th-22nd, Denny-Galer). The south slope on Queen Anne is also seeing significant price cuts ($100k-$300k). The only anomaly I've seen are small houses on small-medium sized l…

In case of fire please exit via Hobbit window... King County Records indicates a square footage of 1950 even with a finished basement ($25k worth of labor and materials tops). Above grade (appraised higher) is 1170 sqft or $623/sqft AGLA. Good lu…

That Queen Anne condo started at $1.3M - it won't sell unless it drops another $200k or more; especially given a DOM of 273. It's kind of funny but you can get a SFH for close to the price of a condo given the price per sqft differential. This house…
