  • Rational investing means the expected return increases with the risk, and the owner is taking more risk on the house than the bank is, therefore the expected return of the homeowner must be more than the expected return of the bank for this to be se…
  • dls, I think the question of if an unupdated 1200sf 1950's 3/1 is worth $340k is the sort of central question we've been trying to answer for a few years here. A few years ago, those same houses were selling for $480k. How do you determine …

  • Maybe then mean the layoffs are being structured so that Google will not have to pay higher unemployment tax. I think that if enough former employees start collecting unemployment benefits, the former employer has to start paying more money. But …
  • The flip side of being responsible when bad things happen to you is that you get to take all of the credit when good things happen to you. Just like people like to think it isn't their fault when bad things happen, people also like to think good thi…
  • Yuo guys are missing the point. It isn't his fault that the sum super-novas. That fault lies with the sun. It is his fault for relying on the sun to live. If he dies because the sun blows up, it is entirely his fault. It isn't his fault everyone els…
  • I might want infinite-deductable insurance just to get the insurance negotiated rates.
  • I've heard that there is an abundance of boats available on the market right now. It is probably a very wise time to buy a boat if you are in that market. I've been thinking about getting my boating license so I can rent boats on the occassional …
  • Would you be willing to share some of the numbers for buying a boat to live on? Does moorage include a water supply and sewage disposal?
  • It looks like 1615 is the final number.
  • I wonder if the bump is due to people figuring out what they had to do to qualify for the government refinance programs. Assuming there are government refinance programs. I don't really know what is going on in that area.
  • That is what the records say. Double check them if you want. I agree it is a big jump. I checked it last Friday and was shocked. Wasn't there some government regulation slowing foreclosures that expired recently?
  • It looks like this month is shaping up to a 60% MOM increase. The comes out to around 175% YOY increase (in other words, nearly 3x over last year).

  • DJO, People have short memories. Last years inventories became 'normal' for some people. Last years prices became normal for some people too.
  • It last sold in 2005 for $400k. I think prices are around 2005 levels. I would be surprised if it sold for as little as $325k. But then I've often been surprised by this market.
  • Thanks, Ira. That make a lot of sense. Anyone want to start a pool on the closing price? I bet it will sell for around $390k.
  • I thought maybe it had termite damage or possibly mold or asbestos. Who knows. I believe their are no deals. If you buy the cheapest house in an area, you are probably overpaying to take on hidden problems. What is that street like?
  • During the bubble run up, housing boosters would come here and tell us bubblers that we should just earn more money if we wanted to buy a house here.
  • I wonder how many properties regularly enter and exit NTS status. Could the NTS numbers be inflated because people on the edge are being "double counted"? It is sort of like looking at pending sales when sales keep falling through.
  • I've been posting these monthly updates for over a year. I don't hide the fact that they are NTS numbers, but I don't feel like explaining everything every month. It is my thing that I do mostly for me. Pay attention if you find it useful. Otherw…
  • Jillayne, I'll have to ask my wife. Unrelated question. Do you watch "Big Love"?
  • Awesome. How do you get these? Graph them with a three month delay against NOTs, Tim.
  • I missed your post, Tim. I've been busy and haven't been following the forums as closely. I hereby resign my role of posting monthly foreclosure posts and turn it over to The Tim.
  • I went to a Unitarian church for a while in high school. The last time I went we had a new Sunday school teacher who started tellings us how Christianity was wrong and stupid and anyone who believes a man could walk on water or turn water to wine wa…
  • Maybe he only paid taxes on $20k of income. Doesn't the IRS give a bounty for reporting tax fraud?
  • Perhaps it is time to start the seattle blob blog. I think it should be patterened after the Bob Loblaw Law Blog.
  • All Keynesian theory does is expand socialism. Reagan was the first to roll back Keynes and put in some Hayekian theory into practice. It brought us 25 years of unparalleled prosperity. Reagan spent government money like a drunken sailor on s…
  • The media attention is a very good thing for lower prices. Now more sellers will being asking 20% below peak pricing and buyers will start looking for 30% off deals.
