I studied AI for five years in grad school. I understand the machine learning viewpoint. One of the most easily made mistakes that results in overfitting is to use data that is not independent. If you read the newspaper and it says that housing alwa…

From http://en.wikipedia.org/wiki/Nassim_Taleb: Taleb believes that most people ignore "black swans" because we are more comfortable seeing the world as something structured, ordinary, and comprehensible. Taleb calls this blindness the Platonic …

The upstairs rooms look short too. I think it is an artifact of their wide-angle lens intended to make the rooms look bigger.

Nearly all of them. People who bought into the fad of "real estate always goes up" will buy into the fad of "walk away from your losses because you can."

It looks like Pierce county does not put their "Notice of Foreclosures" in the web searchable database. Fascinating that they have Notice of Foreclosure and not Notice of Trustee Sale.

Title insurance? My brother sometimes does work cleaning up titles. There is a way to make money there if you know what you are doing.

Pierce County is down for maintenance right now: http://hartweb.co.pierce.wa.us/ Snohomish County: http://www1.co.snohomish.wa.us/County_S ... efault.htm 2/1/2007 - 2/21/2007: 92 2/1/2008 - 2/21/2007: 141 53% increase

It has been three full weeks in February. I'm posting this a little early. It is likely that not all of today's NTS are in the system yet. 2/1/07 - 2/21/07 = 152 2/1/08 - 2/21/08 = 301 98% increase. (I may update the numbers this evening i…

That is sad. I love those early 1900's houses. Redfin doesn't have a very good price history for it. KC public records says that it went into bank ownership on 1/14/2008. The forclosee purchased it 11/2006 for $440k. There is no history before th…

I just can't understand why these landlords are so stubborn If they understood how the market works and looked at how much they are earning on their capital they would probably not own rentals. It is so surpirsing that they allow holding cos…

I am pretty sure it was intended to mean "Kiss My Diplothrix Ass". Diplothrix being a genus whose only member is the Ryukyu Long-tailed Giant Rat.

Don't ever buy on or siding to a busy road like 148th. It's a heartbreaker if you try to sell on a busy road in a bad market. You want to slash your wrists. You sound like my (very smart) wife, Ardell! Care to make a guess on what price th…

Ardell, I found your desire to be close to MS interesting. As a MS employee, I can't afford the houses around here. Most of the people I know earn in the same ballpark as me (within 30%). There is a house at the corner of 50th and 148th that is a…

I'm surprised no one has asked where I'm going Will I buy? Will I rent? I can tell you I won't know until it closes, or at least until it is in escrow and I'm not 100% sure it will sell at all. You have already said on RCG comments that you …

Your landlord is pricing your costs to move into your rent. As long as you keep paying, he figures he can bump it up more. Time to find a new landlord.

$300K still seems like an awful lot to pay for a condo outside of downtown, let alone in Kitsap. Maybe it will keep dropping at the same rate for a few more years. -30% x2 takes $300k to around $150k.
-
I know. Kitsap doesn't have land use regulation! Right? Also, they use old motor oil to fertilize their lawns.
-
$850k? How did she afford to live there for even a few years? I am seriously in the wrong industry. I should have just gone into real estate sales instead of studyinging engineering in college.
-
Wow! A fall from $435k to $300k is just over a 30% drop... per year! Let's see, if prices are going up then that means prices will go up. If prices go down then that means they have to go back up.

Week 2: 2/1/2007 - 2/14/2007: 98 2/1/2008 - 2/14/2008: 195 99% increase. By the way, if you want these numbers to be more sobering, rent House of Sand and Fog tonight.

Hey! How come Tim gets into the clubhouse when he has fewer posts than even that guy Synthetik that never posts here. This isn't fair!

I wrote the following to the author of the study. I doubt I'll get a response. I expect him to be swamped with emails after the article by Ms. Rhodes. This analysis suggests that housing supply has kept pace with population (measured as the numb…

Yun noted that dropping mortgage rates mean the same payment buys more and more house. That is true and it does explain a large portion of the housing price run up. It does not support the prediction that housing prices will keep going up.

Jillayne, Do you have any estimate of how many people will need to be eliminated from the buyer pool to get to the underwriting standard you think is necessary? Out of 100 credit applicants who would have received a loan in Summer 2006, how many …
