I live in Bellevue so I am witnessing this on a day to day basis. It is rare that I actually see a "sold" sign on a listing, in fact I can count with one hand. Every Sunday you will see at least one open house in each block, and more often a few. P…

That's not correct, that's more like a certain city in WA. Anyhow, damn thing is too slow and I rather see source! Plus that's for subprime as oppose to alt-a or A loan. I don't think it offers statewide data.

All that unnecessary graphic and long load time is killing me!!! But very interesting page and if only I can view the source directly.

At that kind of margin and loss of rent in between tenants...what's the point?

It's a better time to buy in Antarctica...with warmer weather and lesser ice.

"Only $1,800 to cover $10,000 in bills Their home equity line, mortgage, health and life insurance premiums alone cost about $10,000 a month. Still, they are trying to hang onto what they call their dream home with a view of the Pacific Ocean whe…

I would advise you to bury it under public sidewalk.

I weep for them, they can't live their million dollar lifestyle anymore...how can they live without 6 figure income to sustain their 10k monthly payment?

Actually it's a great idea to bury Tim Ellis doll under a desired property for it to go into foreclosure...makes perfect sense.

I would say the same for those that can't distinguish there, they're and their. or spell ridiculous...and what exactly is irregardless?

WSB, very simply put. If there are 10 houses sold in your neighborhood with the same age, size and condition. 9 of them are within the same range, but there's 1 that drops more than 50%, therefore buyer/seller should pay 25% less than the other 9 ho…

I guess I never caught it my whole entire life. This was much needed, thanks!

Thankfully, I'm not. I'd probably vomit if I had to make a living by selectively choosing which particular properties are acceptable comps, throwing out any low priced sales to make sure I didn't lower the median. You are an...ok, I'll refrai…

As soon as your house goes on MLS, appraiser is required to show it on appraisal. Lenders would not allow refinance if the house has been listed for sale within last 6/12 months. Given current situation, I am sure some owners would like to unload th…

why don't you go knock on the door then?

spying on your boss' boss...that's ground for termination! tell us the truth, is this the reason why you're "self-employed".
-
You're obviously not an industry insider. Why would comps look at extreme anomalies to determine value, why would anyone consider 1 house out of 100 sold in the last year within 1 mile radius as a factor to lower the price by thousands?
-
Tim Ellis.
-
Don't really care to find out. This is just a very isolated deal on a particular property, what benefit does it serve to gather any details of this?
-
I looked it up on public record.
-
Comps do not look at anomalies, appraisers list out sales that are most suitable in terms of sq/ft, price, location and date of sales. If this is somewhere in Eastern WA where there are 3 total property in the 10 mile radius, then this would be an i…

it's a seller carry back sale, too. must be an arms length transaction.

Most of the RCG's posts are spams, or posting for the sake of keeping the blog active.

bunch of real estate rookies. obviously you guys haven't heard that real estate is all "localized". my block has been selling well, in fact sales have gone up 100% YOY and remain healthy MOM.
-
It's some very spotty and unfiltered information. Any actual value? I doubt it.
-
There is an existing website upkeep by title company that has the above information...

biggest bubble of all is in Japan...that's enough of an example to warn any country. but of course same theory applies, everything is localized...all the way down to the block where "I" live.

8 years...time to move on buddy.
