  • The nwmls show 7 Pendings and 4 sold. The 4 sold just closed this week. The county records can take 30 days or so to update their records with the sales. There are no "fake" sold signs.
  • Don't leave out Brier in your search. Brier has much better resale value than MLT. Two ramblers just came on the market: http://www.redfin.com/WA/Brier/22416-32 ... me/2680791 http://www.redfin.com/WA/Brier/3605-233 ... me/2764281
  • Jillayne, King County through 4/15: NTS = 454 TDS = 80 Looks like foreclosure rates continue to lower.
  • I disagree. And I certainly would not look at the last 3 years as a guideline because the bubble years just went up and up. However if you look at my chart for the last 10 years (prior to 2004) for Snohomish Co. you can see the month over month …
  • Prices have risen the last two months in Snohomish Co. Does that set a trend? No. Does that forecast a bottom? No. However, I believe it's important to keep an eye on the numbers month by month as opposed to year over year. Keep this in min…
  • Go to the King County website. Look up the seller's name or tax id number and search that property for a Notice of Trustee's Sale.

  • Sniglet, All properties that which a bank wants to foreclosure on will receive the initial "notice of trustee's sale". However, several things can take place between the time of the notice and the sale. Deed in Lieu Loan Modification Sale…
  • Here is the graph of King Co. Foreclosure rates through March 2009. http://1.bp.blogspot.com/_qOT_WZGcHPo/S ... arch09.PNG
  • DrShort wrote: A notice of trustee sale names an auction date about 3 months in the future. So a notice recorded today, *might* turn into a foreclosure in July. If you align NTS filings with Trustee Deed filings 3 months later, you find that a…
  • Sniglet, The foreclosure process in Washington State is regulated under the RCW's and requires a certain process. Once a foreclosed property is taken over by a bank or investor it is filed in the county records under a Trustee's Deeds. Ther…
  • Alan, Your title heading is misleading. You have not posted the foreclosure rates. You have posted the Notice of Trustees sale filed, which are only people who are late on the mortgage payments. Actual foreclosures are filed under Trustees Dee…
  • Basketball hoop, comes with house.
  • Nice neighborhood view.
  • Sorry about the formatting there... These numbers are for King County only.
  • This is a foreclosed home re-sale. The bank took it in a foreclosure on 12/5/08 for $392,700. The Bank is therefore now trying too sell to get money back.
  • The IRS: Only in the event that your net gain (for a married couple) is over $500,000 and not rolled over into a new home in the next three years would it be considered taxable. Probably not a huge amount of sales would fall into that category, …
  • I wonder how long it will be before there is another tracking field created for "seller concessions". This has also caused home values to be inacurately complied. What if I sold my home for $500K and paid no seller concessions, but my neighbor wit…
  • In my Bothell market study, I've found those with no equity bought within the last 24 months. Long terms owners have pretty deep equity. I don't have a number for you but I was surprised how few of the long term owners had taken out large 2nd mort…
  • Of the homes "on the market" in Bothell 8% have no or negative equity. Anyone who bought in the last 18 months has no appreciation equity. If they have equity it was through down payment.

  • I may have misstated. This is a Bankruptcy sale. I do not know if it is a "court ordered" Bankruptcy sale. However it may be an interesting one to watch since the Trustee's sale is next friday. It also appears that the outstanding mortgages tota…
  • Actually this is a court ordered bankruptcy sale.
  • Median home prices do not come into play when I prepare a market analysis. So your arguement about comparing homes using a "median" is a little weird. For a market analysis I compare like homes in the neighborhood and usually give the seller an ap…

  • There is no rule that a house must sell for market value. Consider the possiblity of parents selling to kids on a owner contract for a great price to help out their kids. In this case it would be improper to use this sale as a comp. because of spe…

  • Mortgage information is available to agents though the MLS. Mortgage information is available to the public as well through county websites.
  • Trulia pulls public notices of trustee sales to produce their data. Keep in mind that these are just people that are "late" on their payments, not necessarily "in foreclosure".
  • Please keep in mind that many of the listing contracts had expiration dates around the end of the 2007 year and fell into the expired catagory. They wait a few weeks into the new year and sign a new listing contract with the same agent or new age…
