I am guessing thats also because the house is built on an old bog, which is why the house is lifted to avoid methane gas coming in. Probably has sensors and alarms for methane as well throughout.

These people worked the system less complex then David "thinks". Owner X knows their house is worth $500k. LO and Owner are friends. LO says he can get a buyer and split profits with Owner. LO qualifies and gets a loan for a buyer at $1m. The $500k…

Depending on what you are buying of course, saw some recent builder write downs with banks and it looks like a 2900+ sq ft on 9k+ lot was at low 400s + the % incentives from the bank. Previously that probably would have been hi 500s if not 6s.

DJ,. I like how you put stuff at least into normal rational perspective for the delusionists at RCG.

I think the best aricle on Dubai was the one that had 3000+ cars left abandoned at the airport as people fly out without paying there debt to never return. As in Dubai there is actually a jail sentence for even bouncing a check.

LOL. So I guess the scam is the other way huh? I wonder why. How can a $20k/yr chap put such a big deposit on a condo? Khmmm.

Yeah, John's home is pretty nice for all 10k sq feet of it, with a separate wing for his daughter. Too bad when you walk outside to the pool and have fun you can't hear anyone talking because of I-90 few hundred feet south of you. Tim, and you g…

LHR, The russian sandwich shop is a death trap though. At least two very serious food poisonings and investigations by the health district.

Stop looking for ENORMOUS fraud. The enormity of the fraud is not in the towers in bellevue with 6 sheep who were talked into the purchase most likely by site agent. Their site agent was pretty good, I met her a few times. Chasing these few fraud…

You are out $20k. All pre-sale contracts that I know of have a clause that earnest money is non-refundable or used towards upgrades/color selection chosen by buyer post 30 days. Unless they sold the house for $20k more.

DJ, Agree with you completely. It is the same in every niche top 10% earn 80% of the money.

I just naturally assumed from the IT point that sites popularity was assumed by the amount of "visitors" i.e. unique it gets as an efficiency for advertisers, not "visits" i.e. 1 person visiting 3 times in 24 hour period.

Tim would it not be correct that RCGs post you linked refers to visitors not visits, you refer to seattle bubble having visits. Which using that metrics to compare visitors was 59k from RCG post and your google chart shows only 32k? I checked com…

KingCo as well. Haven't seen large swings there, one property in Lake City two years ago shot up 35%. One letter to the assessors office from my attorney took care of it.

McManus, My taxes on two rentals went down which are South Snoco. The other ones went up though.

RCC, The only thing that IRS is concerned about is the net to seller. Nothing else, as that is the only thing that effects the tax basis. That is already reported to IRS as it is. Gross sales price creates no consequences for income taxes or capita…

Seller concessions will never be disclosed. There is a reason for it. IRS has nothing to do with seller concessions either. Obviously RCC has never even seen a HUD.

RCC, Lets not burry Zune, which I haven't even seen but have only read about. It is a first product for a company that has the pockets to invest in products for long term and capitalize them from other angles. As far as Xbox is concerned, compet…

I remember first xbox was a flop too, one of biggest losses. Now it is above PS3s numbers and outnumbered by WII which is mainly competing on price.

Typical costs for SFH, is 1% origination + fees (underwriting, appraisal, and so on usually at 1.5% TOTAL) + escrow + title + prepaids + insurance upfront + HOA + 6mo. taxes if any up front. Usually adds up between 2%-3%. If your taxes are $3k a ye…

Find out who is good at the banks REO department and processing. You can do research in a few more private investor forums for that or just start cold calling their dept. Ask them to sell you your unit at ratios that are acceptible to you, with f…

I have had to do this numerous times, when some sideline agent gets word of a property and tries to bring it to me or my group, and when they are told we have a selling agent they start talking about how they work directly with seller/buyer only. Es…

TJ, its not that the regulators lacked oversight, or ability to understand it. The system is what it has been since the beginning of time and will continue to be. An oversight official brings a question to an X billion dollar investment firm/bank. …

Excise is on the HUD always as debit to seller, just like sales/agents/ commissions.
